The Tenant, occupants and/or guests of the rental unit shall not commit an illegal act or carry out an illegal business involving the possession of cannabis for the purpose of sale in the rental unit or residential complex. 3. The Tenant, occupants and/or guests of the rental unit shall only allow Gabriel Cruz onto the residential complex premises under the direct supervision of Goldie Rivera or Ericson Cruz for the duration of his visits. If the Tenant, occupant and/ or guests see Gabriel Cruz in the residential complex or rental unit unaccompanied by Goldie Rivera or Ericson Cruz they must call the community safety line and ask for him to be removed. 5. If the Tenant fails to comply with the conditions set out in paragraph 2-5 of this order, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006 (the ‘Act') for an order terminating the tenancy and evicting the Tenant, provided that the Landlord has brought this application on or before February 2, 2027 . The Landlord must make the application within 30 days of a breach of a condition. This application is made to the LTB without notice to the Tenant. 6. The Landlord agrees to waive the $186.00 filing fee as long as the terms of this order are not breached.
