it is ordered that: 1. The tenancy between the Landlord and the Tenant is terminated as of February 28, 2026. The Tenant must move out of the rental unit on or before February 28, 2026. 2. The Tenant shall pay to the Landlord $5,439.00. This amount includes rent arrears owing up to January 31, 2026 and the cost of filing the application. 3. The Tenant shall pay the Landlord the full amount owing in paragraph 2 above as follows: a) $2,812.50 on or before January 13, 2026; b) $1,626.50 on or before January 16, 2026; and c) $1,000.00 on or before January 31, 2026. 4. Should the Tenant fail to make any of the payments in paragraph 3 above, the Landlord may, without notice to the Tenant, apply to the LTB within 30 days of the Tenant’s breach pursuant to section 78 of the Act for an order terminating the tenancy and evicting the Tenant earlier than February 28, 2026. 5. Furthermore, if the Tenant fails to make any of the payments in paragraph 3 above, the full balance owing becomes due and payable immediately and the Tenant will start to owe interest. This will be simple interest calculated from the date of the missed payment at 4.00% annually on the balance outstanding. 6. If the unit is not vacated on or before February 28, 2026, then starting March 1, 2026, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. 7.
