it is ordered that: 1. The tenancy between the Landlord and the Tenant continues if the Tenant meets the conditions set out below. 2. The Tenant shall return the rental Unit to its original condition, with all damages fully repaired and paint restored to a neutral colour. This includes repairing and reinstalling all interior door frames and patching and repairing any holes in the walls. 3. The Landlord shall conduct an inspection of the rental Unit, on or before March 31, 2026 to confirm that the Tenant has complied with the requirements set out in paragraph 2 of this order. 4. The Tenant shall pay the Landlord $680.26 for the removal of a smoke detector and heat sensor in accordance with the following schedule: a) $100.00 per month on or bef ore the first (1 ) day of the month for six (6) months starting April 1, 2006 up to and including September 1, 2026. b) $80.26 on or before October 1, 2026. 5. If the Tenant fails to comply with the conditions set out in paragraphs 2 to 4 of this order, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006 (the ‘Act') for an order terminating the tenancy and evicting the Tenant. The Landlord must make the application within 30 days of a breach of a condition. This application is made to the LTB without notice to the Tenant. 6.
