it is ordered that: 1. The tenancy between the Landlord and the Tenant is terminated. The Tenant must move out of the rental unit on or before August 31, 2026. 2. Despite Order LTB-L-078667-24, dated March 6, 2025, the Tenant shall not be required to pay the Landlord rent for the period from May 1, 2026 to August 31, 2026. 3. The Landlord shall pay the Tenant the sum of $1,487.00, representing a refund of the rent deposit collected and held. 4. The Landlord shall pay the Tenant the full amount owing as set out in paragraph 3 above on August 31, 2026 upon return of the unit keys, or earlier upon return of the unit keys, should the tenancy be terminated earlier in accordance with the above agreed terms. 5. If the Landlord fails to make the payment in accordance with paragraph 4, the full balance owing becomes immediately due and payable, and the Landlord shall owe simple interest calculated at 4.0% annually, commencing on the date of the missed payment. 6. If the unit is not vacated on or before August 31, 2026, then starting September 1, 2026, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced. 7. Upon receipt of this order, the Court Enforcement Office (Sheriff) is directed to give vacant possession of the unit to the Landlord on or after September 1, 2026.
