it is ordered that: 1. The tenancy between the Landlord and the Tenant is terminated. The Tenant must move out of the rental unit on or before March 15, 2026. 2. The Tenant shall pay the Landlord $9,508.01 for rent arrears and costs, less half the last month’s rent deposit and due interest. 3. If the Tenant vacates the rental unit on or before March 15, 2026, in accordance with this order, they shall pay the arrears set out in paragraph 2 of this order in accordance with the following terms: a) The Tenant shall pay $792.33 on or before the 15 th day of each month, for a period of 12-months, commencing April 15, 2026, up to and including March 15, 2027. b) If the Tenant fails to make any of the payments in accordance with paragraph 3(b) of this order, and by the dates required, the balance owing under paragraph 2 of this order shall become payable on the day following the date of default and shall bear simple interest. This will be simple interest calculated from the day following the default, in accordance with the Courts of Justice Act on the balance outstanding. 4. If the Tenant does not vacate the rental unit on or before March 15, 2026, the full amount of arrears set out in paragraph 2 of this order shall become due and payable immediately, and the Tenant will start to owe interest.
